Right next to another condo complex called Aventura Condominiums, incidentally. Looks like the view isn’t anything too fancy, though.

Sr: If you look at the photos of the wall where there was an alcove and a piece of furniture in it. I think this probably was a closet. It looks like it that was taken out and they put the furniture there instead. Here’s my question do you remember when you go to the second bedroom? Was it down the same hallway as to get to the master bedroom or was it close by a door that almost was in front of the front door? Here’s my thinking, depending on where that alcove is exactly that it could be closed in and reopen on the other side in the bathroom area or bedroom whatever it happens to be there and I think it would probably be the the bathroom area. If that wouldn’t work out what could be done is the area closed in but just a section of drywall or depending on what I was going to do, Put a large piece of furniture in front of it or I have a 12 foot long by 8 foot screen that would go there as long as there’s 12 feet between the doorway of one hallway in the doorway of the other hallway which I think there should be. If it were actually done with drywall, that might be a great place for the television. Let me know what you think Sun and also if you had any additional thoughts about the the unit itself and things that you liked or didn’t like or you thought would be something we should talk about.

I think you’re right that alcove probably backs up to the master bathroom. If I’m putting it together right in my head, one end of the tub may be on that wall right around the right side of the alcove, but the vanity and toilet are on the opposite wall. With those fixtures over there, that also means the plumbing for the tub is almost certainly over there, too, so not on the alcove wall. Seems like you could definitely do something with the alcove if you wanted to.

And yeah, that’d be a good place for a TV. You could arrange a sitting area around there with the walk-through path on the kitchen side, and if you really wanted it, still have room for a non-TV sitting area of some sort closer to the front door.

As for other thoughts, I can certainly see you wanting to change some of the detail things, but that’s probably going to be the case no matter where you go. The floor will be nice from a cooling perspective. I didn’t check out the windows closely, but in the photos, it looks like they’re decent, recent additions, which is good. I didn’t notice while we were there, but I do wonder about noise from the air handler in that kitchen closet and the air return on the other side of the wall by where they have the dining room table. One of the main returns for our central system is in the dining room, and it definitely makes a bit of noise. That said, our unit is probably far larger than the one in that place. Again, I didn’t notice it while we were there, but they did have some soft music on and I just wasn’t paying attention for it. Place was also very well lit, with lots of windows even in the den and second bedroom.

Sr: Yeah, that’s what I had thought. Do you have any idea? What do you think? The measurements are between that third bedroom which is a den at one end and the fireplace wall on the other? The good thing there is at the front doors all the way it went in so that helps with the furniture arrangement. Oh, what did you actually think about the place as far as it’s livability? I sent you a couple more listings as well, but I don’t know if you’ve had a chance to look at them or not yet. Everything still OK with Trip?

Jr: She paced off from the back wall (excluding the “hallway” containing the front door, laundry, etc.) to the couch, and I measured from the other end to couch, but I don’t remember either measurement. Maybe 12’ and 10’, respectively? Plus the depth of the couch itself. So maybe 25’ to 30’ total? It’s hard to tell from the photos.

Where they had the TV was weird for me, though I know high placements aren’t unusual as lots of people put them over fireplaces — but the cinephile in me hates such placements. Where the alcove is would be much better. If you wanted to, you could forego removing the alcove and instead use it to reduce or eliminate the protrusion of the equipment.

As for livability, it seems like it would work well. You’ve got the extra bedroom in case someone visits, plus there’s the little den/office. That could be all sorts of interesting things… private exercise room, mini-theater, listening room, wine tasting room, or just a place to display some of your collectibles. And it’s big enough to throw down an air mattress if you need two guest rooms in a pinch. Kitchen is more than enough.

You might get a little road noise on the patio, but it’s worth mentioning the speed limit there is 30. Sold 11/20.

Desc says mountain views, but I couldn’t see that in any pictures save for one (living room view straight on to the TV), where you can see a mountain over top another building. View out the back is still nice enough, though. At first I was confused trying to reconcile the view from the balcony with where their map shows the unit, but I eventually figured out their map is wrong, probably because it uses Google Maps, which also gets it wrong. In this case, Apple Maps shows the unit properly located on the opposite side of the central community area (which is a much nicer location than what their map indicates).

This one is on the far side, though, at 30 minutes minimum. And I’m not sure if having stairs at the entrance that must be negotiated every time is a great idea.

Cave Creek is yet another few hundred feet higher in elevation than Fountain Hills, so another couple degrees cooler. Like Fountain Hills, they receive a novelty snow once or twice a year. Culturally, Cave Creek is sort of small-town with a definite old-West bent that attracts a laid-back, quirky sort of crowd. It’s also a popular tourist spot for Southwest-style art and old-West themed shows and such.

It’s right by a shopping center called Desert Ridge that we frequent (one of my favorite local theater auditoriums is there — it’s the one we took Jennifer and the boys to), and is about 5 minutes from the Mayo hospital. Not sure how the views will be, but the pics at least show trees outside the windows.

This one isn’t too far from the Grawhawk one, but it’ll be a lots easier to access around rush hour because of local traffic patterns. Sold 12/6.

Jr: McCormick Ranch is a large (3100 acres) planned community built on land that used to be a ranch owned by the McCormick family. Aside from its size, it’s known for having a lot of amenities (two 18-hole golf courses, 25 miles of bike paths, seven lakes…) and a good location in central Scottsdale. It’s nice enough, but I wouldn’t say it’s special in any way. As to this condo, it’s very close to McCormick Ranch but beyond the boundary. Of course, that doesn’t mean you can’t make use of those amenities.

Sr: Gotcha I understand. I know there’s a couple of others that I’ve sent you that also say in the McCormick Ranch area. This particular one though it’s just a little bit too small. There’s a couple of others that I like but what I can see that are not in that area. I know I’d really like to have a view, but can only do what you can do and there is one single-family home that I sent you that looks pretty darn nice and it has a master downstairs and two upstairs bedrooms that can be used for yes. It has no view but it’s a nice layout. Anyway, if you can chat, just let me know. If not, let me know when it might be a good time for you.
