Jr: I mean, it looks really neat, and there’s a lot going on in that area, but those stairs… oof. Seems like it’s more suited to young bachelors 😉. It’s also kinda far at about 25 minutes when traffic is light.

Interior has a number of nice touches, but the way the photos are done, it's really hard to get a sense of the layout, and I think there are stairs going to the front door plus stairs for a second floor. Dining room also includes a fireplace, balcony, and vaulted ceiling — which to me makes the space seem underutilized as a dining room and more fitting to something like a very nice game room. I don't know where you'd eat then, but you could probably use a portion of the large living room as a dining area. Kitchen looks decent and includes a pantry, though there's no space for in-kitchen eating. Master area looks nicely done with lots of windows. The barn door on the linen closet seems slightly odd but works. Big closets in both rooms for storage, plus large laundry room with more storage. (I am curious how a bar fridge makes laundry a breeze, but it's a nice to have regardless.) Garage has yet more storage, but also space-impinging support columns at both spots that complicate parking. Views are mostly of the development, though mountains are visible beyond from the balcony. The balcony itself is small but big enough for two people to enjoy. Its solid walls offer privacy but mean the seated views will be of trees and sky. Bathroom and laundry floors look to be tile, but not clear about everywhere else — description says "Gorgeous European Oak Wood", but details section says laminate. HOA is moderately low and includes roof, water/trash.

MCS: unit balcony faces NE, looks across at biltmore golf (after the houses & street) and Piestewa range. Unit was occupied, so quick tour as they work from home, so not a lot of detail in walk. Some updates, could use more.

Concrete flooring throughout with excellent distribution of power outlets in floor. Lots of natural light from smartly placed windows. Mountain views to N/NE/W, but low-voltage utility lines run in the alley behind home. Owned solar system (not clear if there is battery storage or any sort of net metering arrangement). Freestanding 2-car garage (part of the original house torn down to build this one) has both front entry and rear alley entry, though the latter seems to have rarely been used given overgrowth in front of it. Roof is partly flat with foam and partly covered by corrugated steel. I'd be interested to see how the latter drains, as there are two large planes that tilt toward each other, meeting at the center of the house - there must be some sort of channel to carry water away, and I wonder if there's maintenance associated with that. Front and back patios covered by attractive steel-beam pergola, though I doubt the beams provide much sun protection. It also looks like rain causes rusty water to drip below. Front yard has a lot of landscaping that mostly hides views of the street. No HOA, so no fee — but also no coverage for roof or landscaping. Regarding the latter, it's not clear how much maintenance there would be. You would at least need to treat for weeds, but you may also need to water (at least in summer) depending on what's planted and how mature it is. There are drip systems in front and in back to help with that, but those bring their own maintenance. City water with septic system. Will likely get desert critters.
MCS: Beautiful home, very unique. nearby ammenities are a drive away, not a walking area. Commuter neighborhood.

Two garage spots are at the end, with the end one next to utility and FD closets; the access space allowances for these could be great but could also be terrible if the closet is too far forward, and I'm not sure it would go well if the FD opened that door in a hurry. Sits higher than adjacent buildings, so nice sky view but not much else to say view-wise. Clubhouse has mountain views and better equipped gym than most, but I don't see a pool table. The kitchen is quite large with lots of storage, a breakfast bar at the island, and an exterior door to the back yard that exits near the grill. There's also a larger dining area off the kitchen. Floors are a mix of wood in the bedrooms and large, diagonally set tile elsewhere. Both bathrooms have showers that appear to have been converted from tubs. 2-car garage with storage cabinets, small but serviceable laundry room with full-size machines. No HOA, which is great, but but keep in mind that means you're covering maintenance of the house itself plus all the landscaping, the pool, and the several hundred square-feet of pergola.

Note: We're generally avoiding pools, but this one is being let through because of the views.

Sr: If you look at the photos of the wall where there was an alcove and a piece of furniture in it. I think this probably was a closet. It looks like it that was taken out and they put the furniture there instead. Here’s my question do you remember when you go to the second bedroom? Was it down the same hallway as to get to the master bedroom or was it close by a door that almost was in front of the front door? Here’s my thinking, depending on where that alcove is exactly that it could be closed in and reopen on the other side in the bathroom area or bedroom whatever it happens to be there and I think it would probably be the the bathroom area. If that wouldn’t work out what could be done is the area closed in but just a section of drywall or depending on what I was going to do, Put a large piece of furniture in front of it or I have a 12 foot long by 8 foot screen that would go there as long as there’s 12 feet between the doorway of one hallway in the doorway of the other hallway which I think there should be. If it were actually done with drywall, that might be a great place for the television. Let me know what you think Sun and also if you had any additional thoughts about the the unit itself and things that you liked or didn’t like or you thought would be something we should talk about.

I think you’re right that alcove probably backs up to the master bathroom. If I’m putting it together right in my head, one end of the tub may be on that wall right around the right side of the alcove, but the vanity and toilet are on the opposite wall. With those fixtures over there, that also means the plumbing for the tub is almost certainly over there, too, so not on the alcove wall. Seems like you could definitely do something with the alcove if you wanted to.

And yeah, that’d be a good place for a TV. You could arrange a sitting area around there with the walk-through path on the kitchen side, and if you really wanted it, still have room for a non-TV sitting area of some sort closer to the front door.

As for other thoughts, I can certainly see you wanting to change some of the detail things, but that’s probably going to be the case no matter where you go. The floor will be nice from a cooling perspective. I didn’t check out the windows closely, but in the photos, it looks like they’re decent, recent additions, which is good. I didn’t notice while we were there, but I do wonder about noise from the air handler in that kitchen closet and the air return on the other side of the wall by where they have the dining room table. One of the main returns for our central system is in the dining room, and it definitely makes a bit of noise. That said, our unit is probably far larger than the one in that place. Again, I didn’t notice it while we were there, but they did have some soft music on and I just wasn’t paying attention for it. Place was also very well lit, with lots of windows even in the den and second bedroom.

Sr: Yeah, that’s what I had thought. Do you have any idea? What do you think? The measurements are between that third bedroom which is a den at one end and the fireplace wall on the other? The good thing there is at the front doors all the way it went in so that helps with the furniture arrangement. Oh, what did you actually think about the place as far as it’s livability? I sent you a couple more listings as well, but I don’t know if you’ve had a chance to look at them or not yet. Everything still OK with Trip?

Jr: She paced off from the back wall (excluding the “hallway” containing the front door, laundry, etc.) to the couch, and I measured from the other end to couch, but I don’t remember either measurement. Maybe 12’ and 10’, respectively? Plus the depth of the couch itself. So maybe 25’ to 30’ total? It’s hard to tell from the photos.

Where they had the TV was weird for me, though I know high placements aren’t unusual as lots of people put them over fireplaces — but the cinephile in me hates such placements. Where the alcove is would be much better. If you wanted to, you could forego removing the alcove and instead use it to reduce or eliminate the protrusion of the equipment.

As for livability, it seems like it would work well. You’ve got the extra bedroom in case someone visits, plus there’s the little den/office. That could be all sorts of interesting things… private exercise room, mini-theater, listening room, wine tasting room, or just a place to display some of your collectibles. And it’s big enough to throw down an air mattress if you need two guest rooms in a pinch. Kitchen is more than enough.

You might get a little road noise on the patio, but it’s worth mentioning the speed limit there is 30. Sold 11/20.

Dining area is small but functional, and you could easily use that space as general living space and use a different area of the room as a dining area if you wanted. Master suite is well layed out in terms of space allocation to the room, the bathroom, and the closet, and the latter two are nicely updated and include plenty of storage. Since all the windows are west-facing and it's on the fourth floor, you'll get some intense sun, but between the overhang on part of the patio, the sun shades, and the high-efficiency windows, it should be quite manageable.
MCS: best view of all the camelview we've seen. unobstruced views from entire unit of the E end of Camelback mtn. Spacious & updated. Patio runs length of unit looking West, about 3ft wide (all windows look west also) with room to covert BR2 into living space. Good floorplan all around.

Interior is quite nice and has some interesting design flourishes, such as the mixed-wood floors, the tin-paneled vaulted ceiling in main area, and the cinder block wall. Kitchen is very well equipped, though all the equipment means it has a lot less storage space than its size would suggest. High-top counter to eat at, but no separate dining space that I can see, though I think there's enough nearby living space that you could repurpose some of it as a dining area with a smart arrangement. Dual-pane windows, double-sided fireplace. Outside, there's mostly desert landscaping that's relatively low-maintenance, but without an HOA, you'll definitely want to budget for weed control, pruning and occasional replacement of plants/trees, and for occasional erosion control on that front hill. Back side of the house has a large covered patio that includes sunshades, facing out to a backyard that has multiple tiers because of the elevation changes. Those tiers are pretty and make things interesting, but they will likely make for limited use of the space (except for visitors to hang out if you ever host a party or something -- which this house is great for). 2-car garage, foam roof, two air conditioners.

It’s another one where they’ve digitally changed the color of walls, which I find interesting. Desc says mountain views, but I couldn’t see that in any pictures save for one (living room view straight on to the TV), where you can see a mountain over top another building. View out the back is still nice enough, though. At first I was confused trying to reconcile the view from the balcony with where their map shows the unit, but I eventually figured out their map is wrong, probably because it uses Google Maps, which also gets it wrong. In this case, Apple Maps shows the unit properly located on the opposite side of the central community area (which is a much nicer location than what their map indicates).

This one is on the far side, though, at 30 minutes minimum. And I’m not sure if having stairs at the entrance that must be negotiated every time is a great idea.

Cave Creek is yet another few hundred feet higher in elevation than Fountain Hills, so another couple degrees cooler. Like Fountain Hills, they receive a novelty snow once or twice a year. Culturally, Cave Creek is sort of small-town with a definite old-West bent that attracts a laid-back, quirky sort of crowd. It’s also a popular tourist spot for Southwest-style art and old-West themed shows and such.

Master bedroom is on back wall with view out to the canal from straight on and from where the bed is shown, but I think the view from the wall opposite the bed would be obstructed by an outside alcove wall that conceals power meters. Second bedroom has side view, and the small den appears to be windowless. There's a breakfast bar but not really a separate dining area, though the way they have it arranged with part of the living area as a dining area definitley works. There's apparently some sort of community center, but its unknown whether a pool table is part of that. Floors are wood in common areas and marble tile in bedrooms. Purely opinion, but I'm not crazy about the marble choice, as I don't think it really fits the feel of the house. Lots of closet storage. A couple of quirks: The front door and separate mail slot are in the (1-car) carport, and primary lighting in living room, kitchen, and bedrooms is by chandelier (which, combined with the marble, makes the overall feel a bit overwraught for what the house is). Also, there's an exterior door that appears to go into the adjoining unit, like what you might see in a hotel room. I'm sure it doesn't, though - maybe a storage closet there? It kinda feels like an odd remodel. On the other hand, the windows and doors are high-quality and dual-pane with low-E, the landscaping is very nice and includes a handful of mature trees and climbing vines, and the backyard and covered patio are pleasant and peaceful-feeling, right down to the bird baths and feeders. Listing says mountain views, but that's not pictured (the window views seem to mostly be of landscaping). HOA super-low but doesn't really include anything, such as the roof.

Unit itself looks pleasant. I like that the floorplan is kinda of open but isn't just one big room. On the flip side, I'm not really a fan of the rustic-wood look on the floors -- a bit too much texture for my tastes. I'm also curious about how much natural light gets back into the kitchen area and that hallway, since pretty much all the light has to come from the back windows/door that look out onto the covered patio. Shopping and dining are within walking distance. HOA fee is a bit high; it comes with a beautiful community center, but I don't see you using that very much. The unit itself definitely would need some updating, but the price gives you some room to do that. Fireplace and a very nice golf course/mountain view make for a good foundation. Back of unit is north/east-facing. HOA relateively low, includes water/sewer/trash and roof. Parking is covered spot. Big question: does it have an elevator? I couldn't find an answer to that. Sr: This one’s just a little too small so I had taken it off my list when I looked at it again. I’m going through them now to see which ones I might be interested in as before I was just trying to assemble some that looked OK at first blush. By the way, who is McCormick Ranch supposed to be special for some reason? Do you have a little time to chat today?

Jr: McCormick Ranch is a large (3100 acres) planned community built on land that used to be a ranch owned by the McCormick family. Aside from its size, it’s known for having a lot of amenities (two 18-hole golf courses, 25 miles of bike paths, seven lakes…) and a good location in central Scottsdale. It’s nice enough, but I wouldn’t say it’s special in any way. As to this condo, it’s very close to McCormick Ranch but beyond the boundary. Of course, that doesn’t mean you can’t make use of those amenities.

Sr: Gotcha I understand. I know there’s a couple of others that I’ve sent you that also say in the McCormick Ranch area. This particular one though it’s just a little bit too small. There’s a couple of others that I like but what I can see that are not in that area. I know I’d really like to have a view, but can only do what you can do and there is one single-family home that I sent you that looks pretty darn nice and it has a master downstairs and two upstairs bedrooms that can be used for yes. It has no view but it’s a nice layout. Anyway, if you can chat, just let me know. If not, let me know when it might be a good time for you.
