6762892Artisan Lofts4601,3381/1.5listingmap12/23Jr: Looks like a nice space - great view, great flooring. HOA is high-ish depending on what's included. Downside is it's on the edge, distance-wise, at about 20 minutes. Northern exposure is great. Getting into the urban area, but not quite there, so some stuff is walkable but not tons of things.12/22914 E Osborn Rd #416, Phoenix, AZ 85014Y

6732107Biltmore Terrace at Biltmore Estates4751,5443/2listingmap12/23Jr: We saw unit 612 in this development. Biltmore District, about 17 minues away. High HOA, though it does include water. Very nice balcony view of lake and golf course.11/185136 N 31st Pl #626, Phoenix, AZ 85016Y

6768413Biltmore Terrace at Biltmore Estates4001,2582/1listingmap12/23Jr: We saw unit 612 in this development. Biltmore District, about 17 minues away. Highish HOA. Nice balcony view of lake, though the balcony uses solid walls.11/185124 N 31st Pl #524, Phoenix, AZ 85016Y

6772052Biltmore Terrace at Biltmore Estates4751,1701/1.5listingmap12/23Jr: Location is in Biltmore District, about 17 minues away, though traffic gets heavy around there during rush hour. If you look under the "Sale and tax history" section, there are some additional pictures, maybe from an earlier sale? Views look very nice. HOA fee on the high side. (Extra photos copied to third tab of this spreadsheet.)10/205136 N 31st Pl #648, Phoenix, AZ 85016Y

6751233Biltmore Terrace at Biltmore Estates5151,2242/2listingmap12/23Jr: This is close to the one at 4808 N 24th St., which is the one that was by my old office in the Biltmore District. Again, nice area that’s mostly a mix of residential, office, and retail. Lot of traffic in that area around rush hour, but otherwise fine. Looks like the views from this particular unit are mostly of the other buildings in the complex, though you might have a little bit of a golf course view off one side of the patio.9/215136 N 31st Pl Unit 612, Phoenix, AZ 85016Y

6757228Camello Vista4651,3292/2listingmap12/29Jr: Located 12-15 minutes away in the McCormick Ranch area. No mountain view that I can tell, but the view out the back to the patio is pleasant. Patio itself looks quite nice, and the common area is lovely. View out the tall window in the dining area is kinda ugly, but maybe a nice plant or something would help. HOA fee a little high but does include water and trash. Includes 2-car garage. Looks like you'd need to buy a fridge and washer/dryer.10/87329 N Via Camello Del Norte -- #117, Scottsdale, AZ 85258Y

6792245Canyon Gate4871,4463/2listingmap1/26Jr: 12-14 minutes away. Unit is the most NE one in the development, which works well for seeing the mountains that are east and north -- though being a ground-level unit, those views will be obstructed. Exposure is north/east/west. 16th St is moderately busy, but this location is kinda near the intersection so traffic will be slowing and may not be of concern; being ground-level in this case helps given the wall. Unit also gets the corner landscaping and grass. Inside, the layout is relatively nice, though I suspect you'll want to do some general updating to floors/fixtures/appliances. Has fireplace. Has 2-car garage with inside access, which is nice. HOA is reasonable and includes water. Walking distance to Phoenix Mountains Preserve, with the pedestrian walkway to get there overthe freeway.1/57887 N 16th St #116, Phoenix, AZ 85020Y

6754430Executive Towers4101,1652/2listingmap12/29Jr: Unit looks nice. Great semi-urban views. Looks to be south-facing, but at least has window coverings. Very nice concrete flooring. HOA fee high though offset somewhat by inclusion of electricity/sewer/water. A bit on the far side at 25-30 minutes. Shared laundry.12/22207 W Clarendon Ave Unit 20B, Phoenix, AZ 85013Y
12
6756144North Ranch6602,0372/2.5listingmap1/26Jr: Good relative location at about 11 minutes away. Quite large, and appears to have a ton of storage. Recent upgrades look okay, but I suspect a couple more (such as lighting) would be on your list. Patio and common grassy area look very pleasant, including the mature trees. HOA fee reasonable but only covers grounds -- notably, excluding roof.1/96231 E Kelton Ln, Scottsdale, AZ 85254Y

6783887One Lexington5551,1692/2listingmap12/23Jr: Unit is nice, with a sort of warm yet industrial feel. Tons of windows and light with great semi-urban views with mountains beyond. About 20 minutes away. HOA somewhat high but at least includes sewer/water. Two-car garage parking. Can't tell easily what direction it's facing (why do they never tell you?), but appears to be on the NW corner. Shades touted for privacy will be much more important for sun! Requires financing through seller with 5yr balloon payment.12/221 E Lexington Ave #410, Phoenix, AZ 85012Y

6794579Optima Biltmore Towers6001,4742/2listingmap1/26Comm. NotesJr: Unit looks nice, with a ton of windows. It's hard to tell where it is in the building, but I think it's on the north side in the secondary corner that's a unit or two west of the building's overall NE corner, looking to the north and east. Views look to be mostly urban, with some mountain bits. Has dining area plus counter space. Balcoany is a bit narrow but still pleasant, and it looks like it may have misters.1/54808 N 24th St #621, Phoenix, AZ 85016Y

6752433Racquet Club at Scottsdale Ranch5001,1362/2listingmap12/29Jr: 16-20 minutes away. Looks like all the windows in the main area are under the patio - probably a good combination of light without direct sun. Backyard looks nicely landscaped, has wood-burning fireplace. Reasonable HOA given it includes water/sewer. Walking distance to hospital and shopping plaza. Development appears to have a good-sized clubhouse, but they don't say much about it - may have pool table? 12/31: Listing removed, but it didn't sell and it's been on and of market for a while, so it may come back on in the new year or in a few months.10/229707 E Mountain View Rd #1414, Scottsdale, AZ 85258

6763818Scottsdale Shadows4501,3802/2listingmap12/29Jr: Unit looks nice enough, but I suspect it doesn't let in as much natural light as you like -- note the only source of natural light in the main living area is the balcony door, which leads to a covered balcony. The bedrooms look like they're fine, though, and the listing says something about lots of natural light, so maybe I'm wrong. Also, the immediate view looks to be mostly parking lot, though I can't tell at all what's visible beyond that. On the flip side, the floors and high ceiling are nice.10/227970 E Camelback Rd #106, Scottsdale, AZ 85251Y

6773785Summit at Copper Square5251,4262/2.5listingmap12/23Jr: Fantastic urban setting -- right in the heart of the sports district across the street from the baseball field. Fantastic views. Unit looks very nice and includes underground parking. On the other hand, location means traffic in that area is pretty heavy whenever there's a game happening, and it's kinda on the edge of our distance range at about 20-25 mintues -- but the location would be very helpful to us. HOA a bit high, and with all that west/south-facing glass, the windows better be good. Note you also have unit 806 in the same building on the list. (Not sure how similar it is, but the 806 listing has a floorplan.)11/18310 S 4th St #901, Phoenix, AZ 85004Y

6795608Villas Verona4501,2312/2listingmap12/29Jr: Lots of windows, some mountain views. Patio view might be a bit crimped, but it's hard to tell. About 20 minutes away, a little more with traffic. Two garage spaces, reasonable HOA. Mayo clinic location that's mentioned is their Scottsdale campus, which I believe focuses on outpatient services (along with some specialties).12/2210055 N 142nd St #1020, Scottsdale, AZ 85259Y
