6792004Bella Vista6471,9432/2listingmap3/3Jr: 13-15 minutes away. Grocery store about a 20 minute walk away. Living room area looks very large and has several windows letting in light. Pass-through wall openings let some of that light into foyer area. I feel like the living room could use a few more ceiling lights, including some more centrally located. Separate dining room also appears quite large and well-lit. Dining room also includes a fireplace, balcony, and vaulted ceiling — which to me makes the space seem underutilized as a dining room and more fitting to something like a very nice game room. I don't know where you'd eat then, but you could probably use a portion of the large living room as a dining area. Kitchen looks decent and includes a pantry, though there's no space for in-kitchen eating. Master area looks nicely done with lots of windows. The barn door on the linen closet seems slightly odd but works. Big closets in both rooms for storage, plus large laundry room with more storage. (I am curious how a bar fridge makes laundry a breeze, but it's a nice to have regardless.) Garage has yet more storage, but also space-impinging support columns at both spots that complicate parking. Views are mostly of the development, though mountains are visible beyond from the balcony. The balcony itself is small but big enough for two people to enjoy. Its solid walls offer privacy but mean the seated views will be of trees and sky. Bathroom and laundry floors look to be tile, but not clear about everywhere else — description says "Gorgeous European Oak Wood", but details section says laminate. HOA is moderately low and includes roof, water/trash.
MCS: End unit on NE side of building, no one above. large & updated. Primary at one end, 2nd at other end. huge living room. 2 parking spots in underground garage. community has similar feel to toscana, but smaller & did not seem as active. Pool table right as you exit elevator on this floor

6801959Biltmore Terrace3651,3192/2listingmap3/3Comm. NotesJr: Unit has some good potential in terms of layout and lighting. Stone/wood-look tile floors. Double-sided fireplace as room divider is nice. Laundry closet is larger than most, allowing it to double as a general utility closet. Kitchen has a couple of utilities access panels in the wall by the dishwasher, but I think they'd be easily hidden behind hanging somethings. Ceilings are two tiers, being higher in the rooms but lower in the walking area and around the fireplace.
MCS: unit balcony faces NE, looks across at biltmore golf (after the houses & street) and Piestewa range. Unit was occupied, so quick tour as they work from home, so not a lot of detail in walk. Some updates, could use more.
3/14: Eliminated. The desired changes are a lot and wouldn't address low ceiling in traffic areas (including the tunnel effect it creates on entry), and the community doesn't offer much to compensate.
3/17: Un-eliminated per phone call - value is too good to eliminate.
3/25: Switched to Contingent (Under Contract Accepting Backups). Since this one is of keen interest, keeping for now pending feedback from selling agent 3/30 SMS exchange.

6792245Canyon Gate4871,4463/2listingmap1/26Jr: 12-14 minutes away. Unit is the most NE one in the development, which works well for seeing the mountains that are east and north -- though being a ground-level unit, those views will be obstructed. Exposure is north/east/west. 16th St is moderately busy, but this location is kinda near the intersection so traffic will be slowing and may not be of concern; being ground-level in this case helps given the wall. Unit also gets the corner landscaping and grass. Inside, the layout is relatively nice, though I suspect you'll want to do some general updating to floors/fixtures/appliances. Has fireplace. Has 2-car garage with inside access, which is nice. HOA is reasonable and includes water. Back yard has multiple large, mature trees and a pleasant pergola-covered sitting area, along with some grass on the side. Kitchen is fairly large, with a large island. Can't see much of the master bath. Flooring appears to be wood in the bedrooms and large tile elsewhere. Looks like it gets a good amount of interior light from well-placed windows. 6816059Chateau Thierry7951,7773/2listingmap2/12Jr: 12-13 minutes away near my our old house. Attactive, well-built home with a definite architectural flavor all its own. Large lot approaching ½ acre with landscaping that makes it feel almost rural is just one property removed from the mountains preserve. Concrete flooring throughout with excellent distribution of power outlets in floor. Lots of natural light from smartly placed windows. Mountain views to N/NE/W, but low-voltage utility lines run in the alley behind home. Owned solar system (not clear if there is battery storage or any sort of net metering arrangement). Freestanding 2-car garage (part of the original house torn down to build this one) has both front entry and rear alley entry, though the latter seems to have rarely been used given overgrowth in front of it. Roof is partly flat with foam and partly covered by corrugated steel. I'd be interested to see how the latter drains, as there are two large planes that tilt toward each other, meeting at the center of the house - there must be some sort of channel to carry water away, and I wonder if there's maintenance associated with that. Front and back patios covered by attractive steel-beam pergola, though I doubt the beams provide much sun protection. It also looks like rain causes rusty water to drip below. Front yard has a lot of landscaping that mostly hides views of the street. No HOA, so no fee — but also no coverage for roof or landscaping. Regarding the latter, it's not clear how much maintenance there would be. You would at least need to treat for weeds, but you may also need to water (at least in summer) depending on what's planted and how mature it is. There are drip systems in front and in back to help with that, but those bring their own maintenance. City water with septic system. Will likely get desert critters.

Most areas are a nice tile, with carpet in at least one bedroom and wood in at least one bathroom. Maybe Toto toilets? Looks like there's plenty of light. Fireplace. Separate dining area plus high-top counter. Square footage is put to good use with the exception of the loft. Curious faucet placement in showers, but not bad. The back patio is very lovely and also low-maintenance. It doesn't look like there's a view, but it offers a privacy screen of trees that appears to extend to window views and the front yard (which has synthetic grass). 2-car garage. Plenty of shopping and dining close by, with a couple walkable things. HOA a bit high but includes golf, roof, and CATV. Price is high, but I think you could move in with minimal changes. 6772914Estate Monterra6551,7512/2listingmap3/7Jr: Decent area 13-15 minutes away. Someone liked building cabinets and shelves - tons of them! Though, that may limit furniture arrangement options a little. Some nice touches plus some wood flooring (and some carpet). Looks like there may be three skylights, including one in the kitchen -- these tend to add a ton of light. Attached 2-car garage. Probably not much in the way of views, but the front likely has at least some view of the mountains given the way its oriented and what's between the house and the mountains. The bedroom shown (which I think is the master) has lots of cabinets and drawers for storage, but it's going to make TV placement a little tricky if you care about that (though you might be able to put it in one of the cabinets, and I wouldn't be surprisd if one of them is already wired for it). There's a nice park within walking distance that has ponds and walking trails. HOA not too bad but notably does not cover the roof. MCS - tenant in place thru feb, no showings.

Big! Has fireplace, dining area, large laundry room, lots of storage, walk-in master shower. Kitchen has lots of light, and other living areas look decent, too. The updates are generally nice, but I suspect you'd want to make a few more. LIsting doesn't say, but it appears the windows are newer, and the listing does say there are sun screens. Mature trees in front and back are very nice, and the covered back patio is a decent size. Note sure on views. Pool finish should be durable, as should the barrel tile roof. The listing references an HOA but no fee is listed. On the cons list, it looks like you'd be responsible for about everything maintenance-wise. There's a pool. And a spa. The house also backs up to 7th Street, which is six lanes at that point, so would want to see what the noise is like (might not be too bad with the wall, but don't know). Unit features mostly wood-look LVP flooring with a bit of tile mixed in. I like the foyer - it's its own space, with a skylight making it super-bright. A larger unit, and you may be able to put a pool table on the side of the kitchen in the area off the patio (though it's always hard to tell sizes without knowing the camera lens that was used). Everything looks to have been nicely updated (if not always to your tastes, like with the tub), and it seems mostly move-in ready. Funny enough, it still has the '80s/'90s intercom system. I could see you making a few smaller changes in time. 2-car attached garage, laundry room, and dining area plus breakfast bar in the kitchen. Side and front views are mostly neighorhood, though the front gets significant shade from a couple of large trees. The neighborhood should be pretty quiet, features all grass yards and a fair number of trees. The back features a pleasant patio with some tasteful permeter landscaling; it lacks cover, but as it's NNE-facing, it should get some good afternoon shade from the building. The patio looks out to a large grassy common area dotted with mature trees that looks very nice. The pool area is visible but is contained inside a wall that's about 90' from the unit's back gate, so I don't think you'll see nor hear pool-goers. HOA is low but doesn't cover much, including the built-up roof.

As MCS said, area of town is walkable if need be, but there is lots within a very short drive (i.e., rideshare-friendly), including some local hotspots. Concrete floors throughout except what looks like wood in second bedroom. Master bath has wall-mounted toilet and nice walk-in shower. Secondary bath has been redone but is still a tub. HOA is a little high but includes water/sewer/trash, CATV, roof, heating/cooling; description says it also includes internet, but that's not in the HOA section. 2 garage spaces. Large covered patio. Unit is right off Maryland Ave, which you might call a large residential street with 35 mph speed limit, so there may be a some traffic noise. That said, the general area is "old town" urban in feel and has a lot of mature trees.

6775140Optima Camelview Village7991,0922/2listingmap3/3Comm. NotesJr: Elevated views out of bedrooms and living room are very nice - include a bit of other buildings but dominated by landscaping and Camelback Mountain in the center. Floors are attractively done, and the continuation of the tile to the bathroom walls adds a touch of class. Room arrangement is nice as-is, but opening up the second bedroom would make a fantastic main living space flooded with light. Kitchen doesn't have a ton of storage space but cabinets reaching all the way to the ceiling help, including with the pantry cabinet by the fridge. Dining area is small but functional, and you could easily use that space as general living space and use a different area of the room as a dining area if you wanted. Master suite is well layed out in terms of space allocation to the room, the bathroom, and the closet, and the latter two are nicely updated and include plenty of storage. Since all the windows are west-facing and it's on the fourth floor, you'll get some intense sun, but between the overhang on part of the patio, the sun shades, and the high-efficiency windows, it should be quite manageable.
MCS: best view of all the camelview we've seen. unobstruced views from entire unit of the E end of Camelback mtn. Spacious & updated. Patio runs length of unit looking West, about 3ft wide (all windows look west also) with room to covert BR2 into living space. Good floorplan all around.

6796956Optima Camelview Village7991,2792/2listingmap2/14Comm. NotesJr: Ground floor unit with relaxing, green courtyard views and tons of windows, though privacy blocks hinder views from some windows. Nice finishes in medium to dark hues. Size of living room area limits TV size/placement, which you may not care about. Includes a dining area. Floors are a mix of concrete and what I think is a cork tile.

6742999Optima Camelview Village6509461/1.5listingmap2/20Comm. NotesJr: Unit appears nicely done with finishes, textures, and fixtures that I suspect you'd find appealing. Mostly wood floors with some tile. Bosch appliances including gas stove. Very pleasant but small covered balcony. Main thing I don't see is a dining area; the counter is nicely configured for eating, but that's the eating spot.
2/12: Contingent (Under Contract Accepting Backups) - eliminated

Jr: Toured 3/26. Very nicely done -- quartzite counter, high-quality cabinetry, Italian tile on bathroom wall, etc. Small patio. But biggest issue is that it's just a bit too small to make work. Eliminate.

6820604Paradise Valley Oasis7892,1754/2listingmap2/19Jr: 11-12 minutes away, not too far from our old house and only about 6 minutes away from our dojo (i.e., second home for Aldon and me). Area doesn't have much shopping or dining within walking distance but has a quite a bit (from basic to high-end) by car ride of 5-7 minutes. Large lot over ½ acre offers privacy, and elevated plot provides some fantastic city and mountain views (including from the large living room window near the front door) to the north and east; the elevation continues increasing out back, so the view there is landscaping and the home that sits higher. Interior is quite nice and has some interesting design flourishes, such as the mixed-wood floors, the tin-paneled vaulted ceiling in main area, and the cinder block wall. Kitchen is very well equipped, though all the equipment means it has a lot less storage space than its size would suggest. High-top counter to eat at, but no separate dining space that I can see, though I think there's enough nearby living space that you could repurpose some of it as a dining area with a smart arrangement. Dual-pane windows, double-sided fireplace. Outside, there's mostly desert landscaping that's relatively low-maintenance, but without an HOA, you'll definitely want to budget for weed control, pruning and occasional replacement of plants/trees, and for occasional erosion control on that front hill. Back side of the house has a large covered patio that includes sunshades, facing out to a backyard that has multiple tiers because of the elevation changes. Those tiers are pretty and make things interesting, but they will likely make for limited use of the space (except for visitors to hang out if you ever host a party or something -- which this house is great for). 2-car garage, foam roof, two air conditioners.

6752433Racquet Club at Scottsdale Ranch5001,1362/2listingmap12/29Jr: 16-20 minutes away. Looks like all the windows in the main area are under the patio - probably a good combination of light without direct sun. Backyard looks nicely landscaped, has wood-burning fireplace. Reasonable HOA given it includes water/sewer. Walking distance to hospital and shopping plaza. Development appears to have a good-sized clubhouse, but they don't say much about it - may have pool table? 12/31: Listing removed, but it didn't sell and it's been on and of market for a while, so it may come back on in the new year or in a few months. 1/25: Put back on market and immediately moved to pending. 6809404Sage7991,4862/2listingmap2/20Jr: 18-20 minutes away. Corner unit has windows on two sides, with back windows looking over landscaping to the the canal trail walking path (about 35' away) and the canel on the other side of it (about 55' away), and side windows overlooking some landscaping to the neighboring unit about 50' away (the parking garage entrance is between the buildings here, though I don't think it's visible from the unit except on the patio looking sharply to the right). Of note, medium-voltage power lines are visible about 100' away on the other side of the canal. Also of note, the walking path is popular, so expect a lot of people going by, which you'll either enjoy or you won't. The patio is only on the side, with one end of it back-facing, so primary patio view is that sideways view. Out front, there are a fair number of trees along both sides of the road, which is nice. Of note, though, there are three steps to climb from the sidewalk to unit entrance. Inside, common-area floors are wood, while the bedrooms are carpet. Master bedroom is on back wall with view out to the canal from straight on and from where the bed is shown, but I think the view from the wall opposite the bed would be obstructed by an outside alcove wall that conceals power meters. Second bedroom has side view, and the small den appears to be windowless. There's a breakfast bar but not really a separate dining area, though the way they have it arranged with part of the living area as a dining area definitley works. Kitchen appliances are Dacor, and the range is gas. Kitchen has a decent amount of cabinet space. Gas fireplace; dual-pane, low-E windows. HOA a little high but includes water/trash and roof. Community features inlcude a clubhouse with outdoor grills, but unknown on pool table. MCS: Toured 2/20. I liked finishes & layout, view out of primary & living space is the scottsdale "waterfront" canal. out of bed #2 is next building in complex. community gym & pool are nice, wine cellar space available to rent.

6802866Sands East7802,0073/2listingmap2/14Jr: 18-25 minutes away depending on traffic, so a little far. Feeling is warm-modern, light. Lens choices for photos make it hard to gauge sizes of spaces, but unit looks well-lit throughout, with plenty of windows, glass doors, and skylights. In-kitchen dining area plus breakfast bar. Setup in the laundry room is a little unusual with washer and dryer positioned orthagonally with the water heater in the corner between them (I think it may have been a bathroom at one time). There's also an odd hole in the ceiling in the living room, like they needed access to run wires or removed an air vent. 2-car carport with an offset, walled path to the front door. Backyard has small covered area plus an area of artificial turf; with some plants and such, it could be a pleasant, tranquil space. HOA is pretty low but includes only general grounds maintenance - so no landscaping or roof. MCS: Toured - not a fit for neighborhood & area. 6773058Santa Fe7251,8562/2listingmap2/14Jr: 14-15 minutes away in the McCormick Ranch area, close to the D-backs/Rockies spring training facility. Plenty of things within short car ride. Fireplace, dining area. A lot of the windows seem well-shaded, which is nice for heat but means less light. However, a handful of skylights bring in a lot of light to some areas, including the kitchen, so would have to judge this in person. Can't see a lot of the master shower in the pictures, but it looks like it might be a nicely redone walk-in setup. Large master closet, large second bedroom with vaulted ceiling, large laundry room with cabinet storage and a skylight. Back patio looks very pleasant with its landscaping, though the covered area is very small. At minimum, I suspect you'd want to update the flooring throughout. 2-car garage. HOA is low but excludes roof and landscaping.

6744102Scottsdale Embassy 7571,6182/2listingmap3/12Jr: 20-24 minutes away so pushing distance. Lots of places to eat within walking distance; grocery is a short car ride away, as is the mall. Unit itself is seems to have high-quality finishes (including concrete ceiling), though I can't tell if brick walls in living room and kitchen are real. Other thoughtful touches include hidden accent lighting, extra-wide air vents, and nicely done organizers in both bedrooms' closets. Low-E windows, Toto toilets. Room at the kitchen counter to eat plus small dining area. Bathroom showers features hexagonal tile theme on floor, walls, and ceiling. Main downside is that views out kithen end aren't that great - parking structure, utility lines. Views out front are of the landscaped front/cul-de-sac/building -- better but still nothing special. Building has a historical charm, though. HOA fee is on the low side but still includes water/trash and roof.3/76932 E 3rd St, Scottsdale, AZY

The bedrooms look like they're fine, though, and the listing says something about lots of natural light, so maybe I'm wrong. Also, the immediate view looks to be mostly parking lot, though I can't tell at all what's visible beyond that. 6773785Summit at Copper Square5251,4262/2.5listingmap12/23Jr: Fantastic urban setting -- right in the heart of the sports district across the street from the baseball field. Fantastic views. Unit looks very nice and includes underground parking. On the other hand, location means traffic in that area is pretty heavy whenever there's a game happening, and it's kinda on the edge of our distance range at about 20-25 mintues -- but the location would be very helpful to us. HOA a bit high, and with all that west/south-facing glass, the windows better be good. Note you also have unit 806 in the same building on the list. Overall convenience wise - this is a great unit. Area & community have everything on the checklist. Shopping, food, activities & close to Mayo & #2's house. This building is also all masonry, so super private/quiet.

6816499Toscana at Desert Ridge5891,5772/2listingmap2/19Comm. NotesJr: Unit is a second-floor corner unit on the north side of the development. The picture of the wall with the grass beyond is the north view, and the grass is the grassy common area behind the next development; there is also some landscaping and a single row of parking stalls below the sightline of the picture. To the east, the view is of the tennis court and the ongoing boundary wall with grass/landscaping to the left, with some mountains in the distance. Pictured patio is on the back side (unclear if there is also a side patio). Interior-wise, flooring appears to be 18" ceramic tile in main areas and a patterned low-pile carpet in the bedrooms. You'd want to update the bathrooms to start, maybe also the floors depending on your mood. Kitchen looks serviceable, though I could see you swapping in your Viking range/oven.
